How does building a home in Chattanooga, TN work?
Building a home with Heritage Home Builders begins with a meeting with David to discuss your vision. You can choose from one of the floor plans we use to build our homes, add tweaks and finishing touches to customize it for you and your family, or bring a plan of your own. Each house plan is drawn by David, either by hand or on the computer. With Heritage Home Builders, the only limiting factors are your budget and the main living minimum of 1600 square feet with either 400 finished in a upstairs bonus, or at least 400 square feet finished in the basement
Building your own home may seem a bit daunting, but our tried-and-true process makes it as straightforward as possible. We build each of our homes on-site in our development. Located less than one mile from the interstate, it features the best mountain views in Bradley County. Each day you will be able to look out your window and see the Appalachian Mountains in Western North Carolina and North Georgia.
Step One: Construction
To start your custom home building process, you will select a lot for your future home. Heritage Home Builders is currently building new homes in the Falcon Crest Subdivision in Cleveland, Tennessee. Once you have designed your home and picked out your lot, our construction process will begin. Like any other home build, we start with the foundation. Unlike some other Chattanooga-based home builders, our team does not build on a concrete slab. Instead, we grade the site and set the foundation forms. Plumbing is installed and inspected, and the foundation is poured.
Step Two: Framing
Once the foundation is complete, our team frames the exterior and interior walls and installs roof rafters. David is on site each day to oversee the process and ensure that your home is built with attention and care. After the framing is finished, we complete the exterior covering work. The roof decking and shingles are also added in this phase. Windows and doors are installed, and your house continues to take shape.
Step Three: Wiring
With the shell of the home complete, work begins in earnest on the inside. Electrical wiring, plumbing, HVAC, and any internet or cable are all added. County inspectors perform inspections and approve every aspect of the build process. The completion of wiring means it is time to start insulating the house. The insulation is inspected, and proper installation is confirmed. Then the sheetrock is installed and finished, closing the walls and moving your home one step closer to completion.
Step Four: Flooring
Once the framing, wiring, insulation, and sheetrock work are finished, our crews begin to install tile flooring. During this phase, we also build your tile showers. Once the tile work is complete, trim work is done. The first coat of paint is applied inside your house, and your wood flooring is installed.
Step Five: Installation
The next step is the installation of cabinets, countertops, appliances, and fixtures. The second coat of paint is applied, and trim work is finished. Unlike most custom-home builders in the Chattanooga, TN area, Heritage Home Builders always goes the extra mile in the construction of their new homes. For examples, part of the installation process includes finishing the garage. All of homes come with a finished garages with insulation and sheetrock, which is then covered with exterior siding that is painted and washable.
Granite countertops, which are installed during this step, are also included in all Heritage Home kitchens and bathrooms.
Step Six: Yard Work
Once the work inside of the house is done, our team focuses on the yard. We plant grass, clean up the site, and conduct the final inspection and walkthrough.
Step Seven: Move-In
The final step in our new home construction process is the most exciting: it’s the part where you go to closing, complete the paperwork, and officially take ownership of your dream home!
